SG Resales

What a Singapore property is worth, from recent comparable sales — with the working shown.

Bukit Merah HDB resale prices

What HDB flats in Bukit Merah resold for, quarter by quarter, and how many changed hands. Prices are like for like: each quarter is compared on the same flats — the same flat type in the same block — so a quarter in which bigger or newer flats happened to sell does not show as a price rise. Resale only.

Blocks in Bukit Merah with a page of their own

215 of 426 blocks

HDB lists 426 blocks with homes in Bukit Merah: 44,952 flats sold to owners and 8,118 HDB rental flats. 215 of the blocks had at least 10 resales in the past five years and have a page of their own.

The latest quarter is still being reported: sales keep being added for weeks after it ends, so its bar will rise; its price moves far less. HDB publishes no price index for a single town. Past changes do not predict future prices.

How we measure this
  • Like for like. Each sale is compared with sales of the same flat type in the same block in other quarters. What is left is how prices moved. Flats in a block and type that sold in only one quarter are left out of the line, because they say nothing about change.
  • By quarter. A town has too few resales of one flat type in a month for a reliable figure, so this page goes quarter by quarter; Singapore as a whole goes month by month on Price trends.
  • Too few sales. A quarter needs at least 30 sales of flats that also sold in another quarter to show a price. A flat type gets its own line only when that holds in at least 8 of the last 12 quarters.
  • In dollars. The line is scaled so that over the last four confirmed quarters it averages the median price per sq ft of the flats sold in them.
  • The past-year change for all flats is the figure in the Prices by area table: the same flat type in the same block, a year apart. Each flat type's own change is read off its line.
  • Dates. HDB dates a resale by when it was registered.
