How resale prices and the number of resales have moved, month by month. Prices are like for like: each month is compared on the same kinds of homes, so a month in which more expensive homes happened to sell does not show as a price rise. Resale only: new homes sold by developers are not included.

For reference, HDB's Resale Price Index, published quarterly, rose 2.4% in July 2025 to June 2026 against the year before. Our line runs about 0.7 points a year lower, because the same flats are a year older, with a year less lease.

For reference, URA's index for non-landed private homes, published quarterly, rose 3.1% in July 2025 to June 2026 against the year before. Our line runs about 0.9 points a year lower: the same homes get older, and URA's index also counts new launches, which resale data never sees. There is no official index for ECs.

The latest two months are still being reported. Sales keep being added for weeks after a month ends, so their bars will rise; their prices move far less. Past changes do not predict future prices.

How we measure this
  • Like for like. Each sale is compared with other sales of the same kind of home — the same flat type in the same block, or the same size range in the same development — in other months. What is left is how prices moved from month to month. Homes that sold in only one month are left out of the line, because they say nothing about change.
  • Why not simply the median price? It moves with which homes sold. City-centre homes swing between 14% and 23% of a month's private resales, and a month with more of them shows a price rise that did not happen. Measured over five years, the private median moved 1.3% in a typical month and our line 0.4%.
  • In dollars. The line is scaled so that over the last 12 confirmed months it averages the median price per sq ft of the homes sold in them. Earlier months show what the same kind of homes cost then.
  • Still being reported. URA adds private sales to a month for weeks after it ends: August 2026 held 861 sales four days after the month ended and 1,104 a month later. A month is about 99% complete two months on. HDB's figures are marked the same way.
  • Dates. HDB dates a resale by when it was registered, URA by the contract date, so the same month is not quite the same moment in both. URA publishes five years of sales; the oldest month in that window is only partly covered and is left out.
  • Too few sales. A month needs at least 30 sales of homes that also sold in another month to show a like-for-like price.
