What a Singapore property is worth, from recent comparable sales — with the working shown.
How SG Resales works
Everything this tool assumes, and what it cannot see.
- How comparables are chosen — The estimate comes from sales of comparable properties — for HDB, the same block first, widening to the street and then the town if there are too few; for private, only that development's own past sales, never a neighbouring project's.
- Remaining lease — Remaining lease is derived, not asked for — from the block's own past sales, or the project's tenure.
- Floor area — Without a floor area it uses the median of the comparables, which values a typical unit rather than yours; in a project spanning 67 to 134 sqm that changes the answer by about half.
- Landed property is not covered — Landed property is not covered — URA publishes every landed transaction under one shared placeholder name, so an address cannot be tied to a development.
- Bringing prices to today — Prices are brought to today using the official price index — HDB's Resale Price Index for flats, URA's Non-Landed index for condos and ECs, not an assumed yearly rate.
- How confidence is rated — The stated range is back-tested against more than 35,000 recent sales — four times in five the actual price landed inside a range that wide.
- Private vs HDB data — HDB lookups query data.gov.sg and OneMap live from the browser, so a link opened later reflects newer sales.
- A change in how floor area is measured — URA, BCA and SCDF changed how Gross Floor Area is defined for planning applications made from 1 June 2023, excluding air-conditioner ledges.
- What this tool sees and stores — What this page collects.
- Data sources and attribution — This tool uses data from OneMap, data.gov.sg, HDB’s Resale Price Index and the Urban Redevelopment Authority, used under the terms of the Singapore Open Data Licence.
